Difference Between Modular and Manufactured Homes
Modular vs Manufactured Homes
When buying homes, you might have come across terms such as “modular homes, manufactured homes” and “site-built homes.” Before choosing a house, you should have an idea about all these types of homes.
You might be really confused with modular and manufactured homes. Both modular homes and manufactured homes are built in the factories.
First of all, let us look at the cost of both the modular and manufactured homes. The manufactured homes are less expensive than modular homes. Moreover, the value of manufactured homes decreases more over time than the modular homes.
Modular homes are designed as per the state, regional, or local building codes. On the other hand, manufactured homes are designed as per the Department of Housing and Urban Development (HUD) code which is the Federal building code.
Manufactured homes, which are also called mobile homes, are built on a permanent chassis. It is HUD that sets the standards for the manufactured homes. All the manufactured homes should adhere to HUD’s rules and regulations on the design, strength, construction, durability, fire resistance, quality control, and energy efficiency.
Though manufactured homes are mostly single-story, multiple section homes are also available. Every aspect of the house such as the plumbing, flooring, fixtures, cabinetry, and appliances are fixed at the factory. When compared to modular homes, the manufactured homes have more space. Manufactured homes can be installed at private property or in a manufactured home community.
Modular homes come in two-stories. In modular homes, the segments are not placed on permanent foundations. Most of the exterior and interior workings in modular homes are built at the site. Modular homes are installed on private property.
