The terms “realtor” and “broker” or “real estate broker” are titles that have been used interchangeably by some to refer to those who specialize in the trade or transactions relating to real estate. However, these two are different from each other, and a clean line of distinction must be drawn between them.

You cannot blame people who are not well versed with the industry of real estate to claim that a realtor and broker are one and the same. In some aspects, they are actually right because a broker can be a realtor, but not all brokers are considered realtors. In addition, several countries observe different approaches in real estate, and this includes the overlapping in roles between estate brokers and estate agents. Some nations even consider agents and brokers as one and the same.

Nevertheless, brokers are individuals that negotiate between the seller and the buyer. They are the intermediary mediums who help close off a deal or trade. To become one, you should not just have the right knowledge but also the right amount of experience. The term “broker” is actually a license that allows an individual to perform functions in the realm of real estate.

Realtors, by contrast, are part of the NAR (National Association of Realtors). It is an organization with strict ethical codes to be followed by all of its members. This means that realtors have better credentials than their lesser counterparts – the brokers and real estate agents. For one to become part of the realtor’s organization, he must first establish a firm set of clean records. It has been estimated that there are already about 1.3 million of them in the U.S. alone. There’s another million composed of agents and brokers, but they are not included in this count since they are not NAR certified members.

When you hire a realtor, oftentimes they will automatically be the ones to hire the best agent for your situation. They are technically more skilled than generic brokers. That’s why they are often the top pick for most buyers or sellers. Most especially, in larger suburban to urban areas, realtors are more preferred as opposed to brokers. In a smaller town, however, a generic broker can just serve for the same purpose.
